The film begins with the prince falling in love with a woman named Chempakam. Later, the prince is defeated in a war and flees to the palace where Chempakam resides (Chempaca Kotai). Chempakam tells the prince that no one can capture him while he has her as she has special powers and slits her throat. From then on, anyone who enters Chempaka Kotai’s territory will be killed by supernatural powers. The king spent the night alone in the palace with Chempakam’s ghost until he died. The story then revolves around the life of Satyajit, his wife Amala and their daughter Aami. Satyajit is a wealthy businessman but suffers from hallucinations. On the advice of a psychiatrist, he meets a yogi named Yogendra Muni.
Yogendra Muni narrates that the estate in Chempakakottai that he bought two years ago is the cause of his hallucinations and some ghosts are waiting to kill his family and friends to take revenge on him. He also says that the soil should be brought from the four corners of Kottai. Satyajit sends his friend to get the earth. His friend, who does not believe in ghosts, manages to reach the earth but is brutally beaten by supernatural forces and sent to the intensive care unit. Satyajit carries the earth to the yogi, who packs it in three bags along with some statues. He tells Satyajit to take two bags to the priest and musalyaar and keep the third bag with him. The yogi then asks him to stay at home till the next full moon, which is 13 days later, and that on that day the mind will be at its fullest potential. Yogendra Muni gives them a rakshas for burial in front of their house. Satyajit and his friends go to Chempakakottai.
